The PM will be responsible for overseeing all aspects of the building process, working closely with Field Manager and Superintendent. The PM plays the lead role in planning, executing, monitoring, controlling, and closing projects. They are accountable for the entire project scope, project team, resources, and the success or failure of the project.
DUTIES AND RESPONSABILITES
Oversee and direct construction phase of the projects from selection to project turn over, ensuring that projects are completed within time and budget. These tasks include, but are not necessarily limited to, the following:
• Oversee construction projects from beginning to end
• Collaborate with subcontractors, engineers, architects, and key team members of the project team
• Coordinate and obtain the appropriate permits and licenses from authorities for construction sites
• Ensure all deadlines are met
• Keep all stakeholders aware of the progress on projects and prepare progress reports regularly
• Set up and lead pre-con meetings with client and team
• Conduct AOC Meeting and site checks to monitor progress and quality standards
• Take meeting notes, develop sketches, descriptions, and owner/team action items
• Create Notice of Building Contract/Document are properly recorded
• Set up jobs in the system at preconstruction and provide access to team and owner
• Create initial project schedule for review with the team before presenting it to owner
• Control time management to ensure projects are completed on time to avoid LDs
• Identify potential delays and handles extensions of time
• Identify potential (fair) potential change orders
• With the information provided or collected, create, and submit potential change orders
• Review change orders for accuracy before they are executed, including proper back up and potential extensions of time
• Create and submit Project SOV for approval
• Issue submittals, RFIs, substitutions and make sure they get approved before proceeding
• Create and submit pay apps packages and invoicing
• Perform punch-list (internal and with Client) walk and develop list in blue beam for distribution, perform back- punch
• Create close out package and close out project with owner to include (keys, manuals. Warranties, etc.,)
• Responsible for timely filing completed internal documentation per project as needed including Lien Waivers, WH347, etc.
KNOWLEDGE, SKILLS AND ABILITIES
• 2+ years of project management construction projects.
• Proven success in implementing strategic initiatives.
• Detail-oriented and can manage multiple priorities in a fast-paced environment with minimal guidance.
• Skilled at developing and maintaining relationships with owners, subcontractors, senior leaders, and project teams.
• A high degree of initiative, personal responsibility, and integrity.
• Proficiency in Construct Connect estimating. Bluebeam, and MS Project software along with MS Office Suite.
• Experience in Dropbox or other cloud-based software
• The candidate will have a track record of proven leadership abilities (communication, relationship building, training & development,
employment decisions) as well as commercial general construction estimating and pre-construction experience
• Must possess a current and valid state driver’s license and a clean driving record
WORK CONDITIONS
• Physical ability to lift and carry at least 50 pounds
• Able to bend and crawl in tight spaces.
• Willing to work in both unconditioned and conditioned environments.
• Travel to different sites, and off-site locations will be required.
• Ability to visit construction work sites, including walking and maneuvering on uncompleted floor surfaces, among construction
materials and debris and climbing stairs and ladders.
• Basic understand of PPE, OSHA and CDC regulation
